Loan pre-approval

Most home buyers will need to finance their purchase through a mortgage and, where necessary, a bank loan.

Before you begin your property search, we strongly recommend obtaining a Mortgage Pre-Approval from your bank or mortgage lender. This will give you a clear understanding of your borrowing capacity and help you focus on properties within your budget. The amount you can borrow may vary depending on the property's ongoing ownership costs, such as property taxes, maintenance charges and other fixed expenses.

Once you have found your ideal home, your financing options may therefore change. For this reason, we always recommend obtaining an alternative mortgage quotation from one of our trusted financial partners. We will then review the different options with you, ensuring that you choose the financing solution best suited to your needs.

You've found your dream home

Once you've found the right property, it's important to contact us as early as possible in the buying process.

If you would like us to negotiate the purchase price on your behalf with the seller or the seller's real estate agent, we recommend contacting us before a purchase agreement is prepared.

Once the purchase agreement has been drafted, the purchase price has usually already been accepted, making further negotiations significantly more difficult.

Some buyers are naturally skilled negotiators, while others prefer the confidence of having an experienced professional represent their interests. Property viewing

Almost every family has a well-meaning relative or friend who is happy to offer advice on buying property. While such advice is often given with the best intentions, it may not reflect current legislation, market conditions or best practice.

With Nøgleklar as your buyer's advisor, you have the opportunity to bring one of our experienced advisors to a property viewing for an agreed fee. We provide an independent and objective assessment of the property, highlighting both its strengths and any potential concerns you should be aware of before making your decision.

For many buyers, this proves to be a valuable investment.

Can I sign a purchase agreement ?

Yes, you can -
However, it is essential that the purchase agreement includes a 'Buyer's Advisor Approval Clause' if you wish to sign before we have had the opportunity to review the documents.

This clause ensures that the transaction remains conditional upon approval by your buyer's advisor.

If you decide to sign first, we recommend contacting us as early as possible so that we can begin reviewing the transaction without delay.

The purchase agreement and supporting documents

The seller's real estate agent will normally provide both you and us as your buyer's advisor with the purchase agreement and all relevant transaction documents once the purchase price and principal terms have been agreed.

The purchase agreement should contain a Buyer's Advisor Approval Clause, typically stating that: "This transaction is subject to the approval of the buyer's advisor in its entirety."

The agreement will also specify a deadline for obtaining this approval, which is typically between three and five business days.

Once both you and the seller have signed the purchase agreement, we will conduct a comprehensive review of all documentation before arranging a telephone or online meeting to discuss the transaction with you in detail.

Following this review, we prepare a Buyer's Approval Letter for the seller's real estate agent, confirming approval of the transaction subject to any matters requiring further clarification or investigation.

Final approval of the transaction

It is common for some time to be spent resolving the matters raised in the purchase agreement or the Buyer's Approval Letter.

Once all outstanding issues have been satisfactorily resolved, we will provide our final approval of the transaction.

If, after our final approval, you decide that you no longer wish to proceed with the purchase, Danish legislation generally allows you to withdraw from the transaction within six business days of the seller signing the purchase agreement, subject to the applicable statutory conditions.

Throughout the process, we will keep you informed of all important deadlines and ensure that nothing is overlooked.

Completion day / Key handover

On the day of completion, the property is typically inspected together with the seller's real estate agent and, in some cases, the seller.

Any defects, missing items or other issues should normally be reported on the day of the inspection or within the deadline specified in the purchase agreement.

Should any issues arise, simply contact us and we will liaise directly with the seller's real estate agent on your behalf.
